How fast can I get my estimate back?
Most residential and single-trade packages come back within 24 to 48 hours. Larger commercial and industrial estimates typically take three to five business days depending on drawing volume. Send the plan set and we will confirm a delivery date before starting.
What do you need from me to start?
A plan set in PDF or DWG, the specifications if you have them, any addenda, the bid due date, and the project location so regional labor and material rates can be applied. If drawings are incomplete we will flag assumptions rather than guess silently.
What software do you use?
Takeoffs are produced in industry-standard digital takeoff tools, estimates are delivered in editable Excel, insurance work is written in Xactimate, and schedules are built in Primavera P6 or Microsoft Project. Deliverables are yours to edit and reuse.
How is pricing calculated?
Per project, based on drawing count, scope complexity and turnaround. You get a fixed quote before any work starts β there is no hourly meter running.
Do you price labor at local rates?
Yes. Labor is priced against the project's regional rates, and prevailing-wage or union scales are applied when the project requires them. Material pricing reflects current supplier costs rather than stale unit-cost books.
Can you match my own estimate format?
Yes. If you have a company template, bid form, or a specific CSI or trade breakdown you work in, send it and the estimate will be delivered in that format.
What if the scope changes or an addendum drops?
Addenda and revised drawings are handled as an update to the original estimate. Tell us what changed and the affected line items are re-measured and re-priced.
Will you help after the bid goes in?
Yes. That includes bid-day sub number comparison, scope clarification for the owner, change order pricing during construction, and schedule updates as the job progresses.
